Housing health and safety ratings System (HHSRS)

The housing health and safety rating system (HHSRS) is a risk-based evaluation tool to help local authorities identify and protect against potential risks and hazards to health and safety from any deficiencies identified in dwellings. It was introduced under the Housing Act 2004 and applies to residential properties in England and Wales.

There are 29 hazards some of the most common hazards in a property are:

  • Carbon Monoxide and fuel combustion products
  • Falls associated with baths etc
  • Falling on level services
  • Falling on Stairs
  • Falling between levels
  • Electrical Hazards
  • Fire
  • Position and operability of amenities
  • Collison and entrapment

When we visit a property, we will identify and report including photographic evidence any hazards under HHRSH so the Letting Agent and or Landlord can eliminate or significantly reduce the hazard prior to the tenants moving to their new home.
