Inventory
Once the inventory is booked our Inventory Specialist will visit the property and create a detailed inventory report that includes a Schedule of Condition. This report will accurately record each room and all its contents, including decoration, fixtures, and fittings, as well as the front and rear gardens/balconies and any out-houses/garages. To ensure that the property is ready for the inventory, all necessary works, cleaning, and decoration should be completed before our visit.
During the inventory visit, our Specialist will take digital photographs of each room and any areas that may require additional documentation. These photographs will be embedded into the final report.
The inventory report will include
- Location and push button testing of smoke detectors, (for a small extra fee the alarms can be gas tested)
- Location and push button testing of Carbon Monoxide alarms,
- Locations and push testing of heat alarms (for a small extra fee the alarms can be gas tested)
- Confirmation that any relevant furniture complies or not with The Fire & Furnishings regulations meter readings, serial numbers and positions, description of appliances and their locations.
- Photographs the property keys.
- Any instruction manuals present in the property.
- External photographs including gardens, outhouses, sheds and garages.
The final report will be delivered electronically to the relevant parties on the same day, along with any guidance regarding hazards found on the property. For an additional fee of £25.00, we can also conduct a check-in with your tenant. This includes testing alarms, ensuring that all appliances are functioning, and reviewing the inventory with them.
